§ 48-35. Fire protection and life safety features.

  • (a)

    Fire safety inspection authority. The county fire marshal's office will be responsible for inspections and technical advice on all portions of this article that deal with fire protection and life safety.

    (b)

    Fire hydrants. Fire hydrants shall be located within 500 feet of all homes in all new mobile/manufactured home parks.

    (c)

    Means of egress. Steps are to be provided from all doors leading to the outside. Any mobile/manufactured home, accessory building, structure or community building shall be located and maintained in such a manner that any egress window or door is not blocked.

    (d)

    Street names and address. Each street name shall be clearly marked by signs, and each site marked for identification in a uniform manner clearly visible from the street serving the site.

    (e)

    Mobile/manufactured home sites with community buildings or accessory buildings. All buildings shall be built in accordance with the building, fire and life safety codes and amendments adopted by the county.

    (f)

    Fuel supplies. All fuel gas piping systems serving mobile/manufactured homes, accessory buildings or structures and communities shall be designed and constructed in accordance with any applicable provisions of NFPA #54, National Fuel Gas Code, and NFPA #58, Standard for the Storage and Handling of Liquefied Petroleum Gases. NFPA #31, Standard for the Installation Oil-Burning Equipment, shall apply to oil fuel-burning systems and shall conform to the criteria of the authority having jurisdiction.

    (g)

    Protection of fuel supplies. Where subject to physical damage, all gas outlet risers, regulators, meters, valves or other exposed equipment shall be protected against accidental damage.

    (h)

    Access to buildings by fire apparatus. Every mobile/manufactured home park shall be accessible to the fire department apparatus by way of access roadways with all-weather driving surfaces of not less than 20 feet (6.1 m) of unobstructed width, with adequate roadway turning radius capable of supporting the imposed loads of fire apparatus and having a minimum vertical clearance of 13 feet six inches (4.1 m). The required width of access roadways shall not be obstructed in any manner, including the parking of vehicles. Installation of "no parking" signs or other appropriate notice, or of approved obstructions inhibiting parking, may be requested and if installed shall be maintained. The owner or his representative of the mobile/manufactured home park which is adjacent to the fire lane shall be responsible for keeping the fire lane free of obstruction. In existing mobile/manufactured home parks an all-weather surface on roadways will be required. All existing mobile/manufactured home parks will be exempt from the requirement for width of roadways. All other requirements of this subsection are to be adhered to.
